Parking Lot Striping & Precision Layout

Tallahassee & North Florida's Striping Specialist Since 1998.

Parking Lot Striping & Precision Layout

For 28 years, we have defined the standard for parking lot striping in the Tallahassee region. We don't just paint straight lines; we also engineer parking lot layouts that maximize capacity, ensure ADA compliance, and protect property owners from liability. Local builders and developers trust us to calculate and execute the exact layout of a blank canvas of asphalt for multi-million dollar projects, so we are your dependable choice to re-map or restore the striping for your existing facility.

Our goal is simple: maximize the life of your pavement with safe, reliable function.

Precision Striping & Layout

Blueprint-to-Pavement Precision: We don't "eyeball" lines. We utilize the same mathematical layout techniques required for new commercial developments to ensure your striping is uniform, straight, and maximized for capacity.
Strategic Re-Mapping: Because we understand the civil engineer's "why" behind original layouts, we can identify where your current lot can be improved for changing needs, from new traffic flow arrangements that reduce congestion to new crosswalks to protect pedestrians.
Mechanical Surface Prep: Paint doesn't go on dirt. Every line begins with high-volume industrial blowers and stiff brooms to ensure a clean slate of asphalt for a permanent adhesion of paint.
FDOT Specification Bond: We use the same high-solids, FDOT-spec traffic paint that we use for road striping. This isn't "parking lot paint." It's a chemical bond to asphalt designed by engineers for longevity in the Florida heat, with exceptional durability under heavy traffic.
High-Contrast Visibility: Bright, consistently straight lines, arrows, and stop bars aren't just about curb appeal. They are essential for the safety of your customers and tenants, which keeps you safe from liability.
Rapid Return-to-Service: Our specialized process allows for vehicle traffic in as little as 30 minutes, and much faster in the summer, minimizing disruption to your business.
ADA Liability Protection: New construction requires strict adherence to federal and Florida-specific ADA codes. We apply those same rigid standards to your re-stripe, ensuring your property remains compliant and protected from legal scrutiny.

Preformed Thermoplastic Markings

Stop repainting your high-wear zones. We provide FDOT-approved Preformed Thermoplastic for ADA markings, stop bars, arrows, and custom applications. A heat-fused, factory-spec upgrade designed to survive years of heavy traffic.

Permanent Bond: Unlike paint that wears away, thermoplastic is heat-fused directly to the asphalt surface for a chemical bond that lasts years, not months.
Uniform Precision: Factory-produced markings are perfectly consistent in thickness, width, and reflectivity. No mess, no inconsistency, no trip hazards.
Superior Reflectivity: Glass beads embedded in the material provide high-visibility day and night, meeting FDOT retroreflectivity standards.
Ideal Applications: ADA symbols, stop bars, directional arrows, crosswalks, and any high-traffic zone where paint alone cannot keep up.

Frequently Asked Questions

Why is "New Construction" experience important for a simple re-stripe?
Contractors who only know how to do maintenance do not have the same amount of experience in striping lots, especially when getting it right the first time is critical for passing inspection of not only the county or city inspector, but the builder and owner. New construction experience gives an understanding of the geometry of a lot. We can ensure your lines are straight, mathematically square, that stalls are consistent, and traffic flow follows engineered standards. In 28 years of striping in Tallahassee and North Florida, we have completed hundreds of parking lots, each one with the same level of professional attention to details.
How often should a parking lot be re-striped?
In North Florida's high-UV environment, parking lot lines may require a refresh every 18 to 24 months to maintain legal visibility and curb appeal. Since 1998, we have many times seen our lines last 4 years, sometimes much longer. We carry over to parking lot striping the same attention to state-specified mil thickness of paint that is required on roadways, using the same FDOT-spec paint.
Can you fix a confusing parking lot layout?
Yes. We specialize in "re-mapping" inefficient lots, changing old, confusing lines and re-engineering stall angles to maximize parking capacity, also adding arrows and stop bars to improve traffic flow. This is especially a great opportunity after we sealcoat a parking lot, offering a blank canvas to get the layout exactly as our client needs it done. Businesses change. What was once efficiently designed and working well can become outdated for your current use. We can certainly help you with that.
What are the requirements for ADA parking in Florida?
Florida-specific ADA standards for parking spaces require precise stall widths, access aisles, and signage. The measurements are: a 12' wide parking stall with a 5' wide, hatched access aisle next to each parking stall, both being 18' long (all ADA parking spaces designed by Florida code meet the federal guidelines for van accessible parking). If there is any doubt regarding your current liability, we provide compliance audits to ensure your property meets code.
